Broker Summary:
BEFORE you contact the broker for questions or access, please read the terms of this offering carefully as it is a very unique offering and opportunity. Please note the following:

Here is your opportunity to connect with a classic prewar building that takes you back to the times of horse & buggy in Manhattan. It puts you right on the top location of Union Square Park.

The Swannanoa is a 10-story Neo-Renaissance apartment building designed by Gilbert Schellinger who was a renowned and prolific designer of residential buildings back in the late 1800's and 1900's.

If size matters, you may want to stop here as the apartments @ the Swannanoa are on the small side.

If being an owner in a gorgeous prewar building with a top Union Square location appeals to you, then please read on. This flat can work real well as a starter apt, pied-a-terre or primary residence. You can also utilize it as an investment unit. Details below on current tenant/tenancy.

This flat was the broker's first full-time residence in the city so can tell you from experience, it's a great space. I now reside here full-time with my family in a larger unit.

Beautiful and partially renovated Flat features 9.5 ft. ceiling height, four large windows, oversized walk-in closet/dressing room, AC, two quiet exposures (no view) including east and north.

Bathroom: New fixtures include sink, sink cabinet & high power Gerber flush toilet. Also has two large windows plus plenty of heat, hot water and water pressure to boot.

Kitchen: Efficiency style for the busy urban types that can comfortably deemphasize the size of their kitchens. This kitchen features a GE stainless steel convection/microwave oven, 2 burner Miele gas cooktop and a high end GE Monogram mini fridge/freezer.

Views/Exposures: Nothing to write home about here as the view is pretty much into brick wall. The upside is it gets great morning light. If you are looking for peace & serenity in this frenetic city of ours, you have found it as it's quite sedate. Primary exposure here is eastern. There is also a northern exposure

BEFORE you contact the broker for questions or access, please note the following:
***Parents buying with children, gifting and pied-a-terre's are permitted.
***The building is pet friendly for owners.
***Investor purchase is permitted. This unit is currently renting for $2300 with the lease expiring August 31, 2019. There is a one month security deposit and the tenant has paid the entire years rent upfront. She may be interested in extending for another year if the new owner would like. If so, she would do the years rent upfront again. My current market rent estimate is $2300 per month.
***Please make sure you and/or your buyer view the professional floorplan & photography on this offering.
***Down Payment requirement is 20%.

Bldg Info: Gorgeous prewar elevator bldg with great resident superintendent, brand new laundry room & Cyberdoorman remote security service. Two modern passenger elevators along with classic Lobby & entry way.

The Swannanoa is a 10-story Neo-Renaissance apartment building designed by a prolific designer of residential buildings whose name is generally associated with single-family row houses. The building was planned with 40 apartments, four on each floor. Its most imposing feature is the two-story base with granite pilasters and projecting portico supported by four granite columns. Above the portico are seven-story rounded bays, undoubtedly designed to provide residents with views toward nearby Union Square. The brick-faced upper floors are extensively ornamented with Terra- Cotta, including foliate detail, Cartouches, Lion heads, and Dolphins. Designed by Renowned Architect: Gilbert A. Schellinger 1898-1900.
